Secure Operations and Administration Facility Addition

PACE engineers provided the mechanical, plumbing, electrical, fire protection and special systems engineering services for the design of a new three-story, 80,500 sf building addition to extend the secure boundary of the existing 4-story, 260,000 sf Nicholson Building. The project also included the design of an approximately 150,000 square foot, three-story precast prestressed reinforced concrete parking deck on a portion of the existing surface lot.

The addition includes critical laboratory spaces, offices, training spaces and a large multi-purpose room. The project included the design of a standpipe/wet pipe sprinkler system and fire alarm/mass notification system. The plumbing systems for the addition consist of potable hot and cold-water piping and equipment, sanitary waste and vent piping, plumbing fixtures, water heating equipment, storm drainage system, and a compressed air system. The central chilled and heating hot water plants were extended to serve the new addition. The mechanical system design consists of roof-mounted variable air volume (VAV) 4-pipe air handling units and 4-pipe fan coil units, with space ventilation provided by a 4-pipe roof mounted dedicated outdoor air system (DOAS) with total energy recovery. The addition is powered by a 480/277V, 3-phase, 4-wire system, and backed up by a new 750 kW standby emergency diesel generator, 480/277V, 3-phase, 4-wire, EPA Tier 2, which is located outdoors in a weatherproof, sound attenuating enclosure with a base mounted fuel tank and galvanized steel walkway. Interior and exterior lighting systems consist of energy efficient LED type fixtures. A complete lightning protection system is also provided for the building. The telecommunications infrastructure consists of multiple levels of classification networked data voice services. An under raised floor cable tray raceway system with fiber optic and copper cabling is extended from the existing building to the new addition. Cybersecurity provisions were included for multiple building control systems to address appropriate Risk Management Framework (RMF) security controls in accordance with UFC 4-010-06.

The project is seeking Silver Certification under the LEED v4.0 BD+C: New Construction rating system.
