PACE Collaborative is proud to have provided the mechanical and electrical engineering services for a new Office Tower and Parking Deck to expand the Dollar Tree Headquarters Summit Pointe campus. The 320,000 SF, 12-story glass tower is now the tallest building in Chesapeake, Virginia. The project also included an adjacent 540,000 SF, 1,500-space parking deck.

The electrical design included a 5000A, 480/277V, 3-phase, 4-wire electrical service and a 1,500kW diesel engine driven standby generator with sub-base fuel storage tank and sound attenuated weatherproof enclosure. Power distribution was provided throughout the building including a 4000A bus duct riser to each floor and life safety, legally required, and optional standby systems. Interior and exterior lighting was 100% LED with a networked lighting control system and automatic dimming for daylight harvesting. The design also included power connections and pathways to support audio/visual, telephone/data devices, racks, patch panels, network switches, and associated cabling. A voice-evacuation type, fully addressable fire alarm system was also provided.

The mechanical/plumbing design included dedicated 100% outside air unit (DOAS) with gas heat which delivers outside air to each self-contained air handling unit. The design provided self-contained VAV air handling units and fan powered VAV and shut-off VAV terminal units for zoning on each floor. A cooling tower delivers condenser water to each self-contained air handling unit. Variable refrigerant flow (VRF) systems were provided for data closets. This project also included kitchen exhaust and grease hoods for a kitchen and cafeteria on the first floor, polar ionization equipment for odor control, low flow plumbing fixtures, and a 100HP fire pump.
