We are seeking a Commissioning Agent (CxA) for our Virginia Beach office to support and help grow our building commissioning practice.
Our preference is to hire an experienced Commissioning Agent who can take an active role in managing and performing commissioning projects from planning through project closeout. However, we also encourage candidates with a strong building systems background and the minimum qualifications listed below to apply. For the right candidate, this position provides an opportunity to develop into a lead Commissioning Agent with support from PACE’s experienced engineering staff.
The successful candidate will work closely with our mechanical, electrical, plumbing, controls, and construction professionals to evaluate building system performance and verify that systems are installed, tested, and operating in accordance with the Owner’s Project Requirements and contract documents.
Responsibilities:
Responsibilities will vary based on the candidate’s experience and may include:
- Develop and/or assist in developing commissioning plans, specifications, checklists, functional performance test procedures, and related documentation.
- Review design documents and equipment submittals from a commissioning and operational perspective.
- Witness, direct, evaluate, and document field commissioning activities, including construction observations, equipment start-up verification, pre-functional testing, and functional performance testing.
- Evaluate the operation and interaction of HVAC, plumbing, electrical, lighting, controls, and other building systems.
- Identify system deficiencies, document commissioning issues, and work collaboratively with design and construction teams toward resolution.
- Attend commissioning and construction meetings and establish and track action items.
- Review Testing, Adjusting, and Balancing (TAB) reports and verify system performance.
- Prepare commissioning reports and project closeout documentation.
- Perform site visits throughout Virginia and the surrounding region.
- For experienced candidates, manage commissioning projects, coordinate commissioning activities with Owners and project teams, and assist with the continued development of PACE’s commissioning practice.
Qualifications:
Candidates should have:
- A minimum of 2 years of relevant experience in commissioning, engineering, construction, controls, facilities operations, construction management, or a related building-systems field.
- Experience with the operation, testing, or troubleshooting of HVAC systems and building automation/energy management systems.
- Familiarity with electrical power and lighting systems. Broader experience with plumbing and other building systems is preferred.
- An understanding of the building commissioning and/or retro-commissioning process.
- An understanding of construction documents, including drawings and specifications, and the general construction process.
- Strong technical problem-solving skills and attention to detail.
- Strong written and verbal communication skills.
- The ability to work independently as well as collaboratively with engineers, contractors, Owners, and other members of a project team.
- Proficiency with Microsoft Word and Excel.
- The ability to travel domestically, primarily within Virginia, Maryland, Washington D.C., and North Carolina.
- The ability and willingness to obtain a recognized commissioning certification if one is not already held.
Preferred Experience:
While not required for consideration, preference will be given to candidates with one or more of the following:
- Previous experience serving as a Commissioning Agent or Commissioning Authority.
- Experience independently developing and executing functional performance testing.
- Experience commissioning HVAC and building automation systems.
- Experience with electrical, plumbing, lighting controls, emergency power, or other building systems.
- Experience reviewing sequences of operation and troubleshooting controls integration issues.
- A recognized commissioning certification such as CxA, CCP, CBCP, BCxP, or equivalent.
- Engineering, construction management, controls, TAB, or facilities operations experience that provides a strong understanding of how building systems are intended to operate.
- Experience managing commissioning projects and interacting directly with Owners, architects, engineers, contractors, and controls vendors.
PACE recognizes that strong Commissioning Agents come from a variety of backgrounds. Candidates who meet the minimum qualifications and have a strong understanding of building systems are encouraged to apply even if they do not yet have extensive commissioning experience or a commissioning certification.
Compensation:
Salary is commensurate with education, credentials, experience, and abilities, and may be structured as either an hourly or salaried position, with a range of $20/hour to $100,000 annually.
