ADP, a fortune 500 company based out of Roseland, NJ occupies the 285,000 square foot, nine story 2 Commercial Place building located in Downtown Norfolk. The existing building was renovated to suit the needs of its new tenant.
The building features full generator backup for the entire building, via an upgraded 4000A main switchboard with integral automatic transfer switch and new 4000A paralleling switchgear. Backup power is provided via (3) 800kW diesel generators. A separate 200kW generator provides emergency power for life safety loads. A centralized 120 kVA UPS system also provide backup power to all LAN rooms in the building.
An all LED lighting system provides lighting throughout the space. Light fixtures within corridors and open office areas are controlled via a time of day system. Private offices, meeting rooms, and restrooms are controlled via local occupancy/vacancy sensors. Dimmming controls are also provided within all office and meeting spaces.
The mechanical system consists of 11 central VAV air handling units serving 315 VAV terminal units. Preconditioned ventilation fresh air is delivered to each air handler via a central roof mounted 100% outside air unit. Chilled water is being generated using two (2) new 385 ton water cooled centrifugal chillers. A variable primary chilled water pumping scheme and low temperature chilled water was utilized to minimize pumping energy. The chilled water system was designed to employ waterside economizer.
The project achieved LEED Silver certification under the LEED Commercial Interiors (CI) rating system.
