PACE Collaborative provided the mechanical, electrical, plumbing, fire alarm, and fire protection design services for the new Summit Point Block 2 shell office building located in Chesapeake, Virginia. The new facility is currently under construction and is scheduled to be completed in 2020. The building will provide 167,000 square feet of leasable office space.
The electrical design included:
- Main electrical service rated 3000A, 480/277V, 3-phase, 4-wire
- 150kW diesel engine driven standby generator with sub-base fuel storage tank and sound attenuated weatherproof enclosure
- Power distribution throughout, including a 2500A bus duct riser to each floor and life safety and legally required emergency power systems
- Interior and exterior lighting, LED throughout
- Networked lighting control system
- Power connections and pathways to support access control systems, telephone/data devices, and associated cabling
- Fully addressable fire alarm system
The mechanical/plumbing design included:
- Dedicated 100% outside air unit (DOAS) with gas heat which delivers outside air to each self-contained air handling unit
- Self-contained VAV air handling units on each floor
- Fan powered VAV and shut-off VAV terminal units for zoning on each floor
- Cooling tower which delivers condenser water to each self-contained air handling unit on each floor
- Variable refrigerant flow (VRF) systems for data closets
- Ductless split cooling system for elevator equipment room
- Heating and ventilation systems for utility spaces
- Low flow plumbing fixtures
- A 15HP fire pump
